Building your dream home? Exciting, right? But before you get lost in paint colours and tile selections, let’s talk about the not-so-glamorous stuff: floor plan measurements! Getting these right is crucial before you submit your plans for council approval. Trust us—making changes later can be a real wallet-buster! From hallways that flow to kitchen islands that impress, understanding these key measurements will ensure your new build is not just beautiful but also functional. Plus, here’s a few sneaky spoilers from our latest new build Dream Home 9 – Mariote Coastal Haven. The Mariote 45 is a brand new floor plan we designed with Better Built Homes. So, let’s dive into the must-know dimensions that will make your dream home a reality!

HALLWAYS THAT WOW

Hallways might seem small, but they pack a big punch in how your new build feels. The magic number? Between 900mm and 1200mm. We usually prefer to go even wider for a more grand feel in an entryway. Anything narrower than 900mm can feel cramped, while 1200mm gives you that luxe, open vibe. And here’s the kicker—wider hallways make moving furniture a breeze, improve flow, and give you space to add decorative touches like a statement mirror or art. These floor plan measurements will make your home feel both spacious and functional! In our latest new build our entryway is 1600mm wide leading into a hallway that is 1160mm wide to allow for our statement staircase.

SMOOTH MOVES

When designing your new build, don’t forget about thoroughfares—the spaces you’ll constantly walk through, like around furniture or between rooms. Ideal floor plan measurements here are at least 800mm to 1000mm wide, giving you enough space to move comfortably without feeling cramped. But here’s a pro tip: this is where we often see wasted space in floor plans. Going too wide can be a budget-buster, so keep it functional and save that extra cash for high-impact finishes instead. Proper thoroughfare widths will keep your home feeling open, functional, and a whole lot more luxe!

KITCHEN GOALS

In the kitchen, getting your floor plan measurements right is everything—especially when it comes to benchtops and the island. You’ll want at least 1000mm to 1200mm between benchtops to allow for smooth movement when cooking, and enough space for multiple people to work comfortably.

As for the island bench, aim for a length of 2.4m or more to make it functional and impressive without overwhelming the space. And here’s a tip: if your island is less than 2.8m, you might want to avoid placing the sink there—it takes up more room than you’d think! Our Dream Home 9 Island bench was 2.6m so we decided to move it to the easily accessible butler’s pantry to keep the mess out of sight. Getting these measurements right will keep your kitchen feeling spacious, efficient, and ready for anything.

ELEVATE YOUR CEILING HEIGHT

Most builders will include a standard ceiling height of 2.4m, but don’t be afraid to think bigger! At Dream Home 9, we opted for 2.75m downstairs, giving our space an airy, open feel. We also kept 2.6m for the upstairs, but we couldn’t resist adding a stunning feature raked ceiling in the upstairs lounge room for that extra wow factor. Higher ceilings not only enhance the overall aesthetic of your home but also create a sense of spaciousness that can make everyday living feel more luxurious. So, consider how you can elevate your ceiling heights to truly transform your new build!

DOORS THAT DELIVER

When it comes to internal doors, the standard floor plan measurements are typically 820mm wide and 2040mm high. While these are common, don’t forget to check how your doors will open—whether they swing in or out can have a big impact on your space and flow. If you’re going all out and increasing your ceiling height, consider boosting your door height too! Taller doors can really elevate the look of your home and make those higher ceilings feel even more grand. And if you’re looking for a smaller option, 720mm wide doors are perfect for wardrobes, allowing for a seamless fit without sacrificing style. It’s these little details that make a big design difference!

GARAGE GOALS

For your garage, the standard floor plan measurement most builders use is around 5.5m wide by 5.5m deep, which provides enough room for your car and some basic storage. However, if you have the space in your new build, consider going wider or deeper. Not only does this extra room offer you more storage for tools, bikes, or seasonal items, but from our experience, it can also significantly boost your home’s resale value. Extra garage storage is a big draw for buyers, making your home stand out in the market. So, when planning your garage, think beyond just parking—design for function and future appeal!
