FINDING YOUR DREAM FLOOR PLAN
FINDING THAT PERFECT FIT
Floor plan regret is something we see all too often. It’s completely understandable—one house, measurements galore and a significant investment at stake. There is certainly a lot of pressure to get it right. A recurrent issue we see is individuals opting for a floor plan based on a few features that they love or have dreamed about for many years, without considering how it will fit on their block of land. And here’s the reality: if it doesn’t harmonise with your block of land, it’s like trying to fit a square peg in a round hole.
There are lots of things to consider when designing a floor plan, with orientation ranking high on the list. Wondering why is it so crucial? We’re about to share the inside scoop. Keep reading to find out!

WHAT’S SO GREAT ABOUT ORIENTATION
BEAMING BLISS
Orientation is like nature’s GPS for your home. It’s all about how your house is positioned on your block of land. Now, here’s the Aussie twist: when it comes to living areas, the north is your new best friend. Why, you ask? In the Land Down Under, the sun has its own game plan. A northerly aspect for your living areas means they bask in that glorious sunlight—the kind that’s perfect for those morning coffees and lazy sunday brunches. Sunlight doesn’t just make your home feel cozy; it’s like a natural heater, warming your place up without the energy bill. Plus, it’s an eco-friendly move that mother nature gives a thumbs up to.
Let’s get real for a moment! If we all waited for that perfect north-facing block of land, we’d be looking at more open space than a clear blue sky. But guess what! Not having the ‘ideal’ north-facing set-up doesn’t slam the door shut on your dream home. When we were looking at the plans for Dream Home 8, we realised all that sweet northern sunshine was facing the facade. But we tackled those design hurdles head-on and spun them into wins. Curious how? Let’s take a deep dive into how we created the ultimate floor plan orientation to suit our tricky northwest facing corner block.
DREAM HOME 7
LOVED IT SO MUCH, WE USED IT TWICE
Our Dream Home 7 Fairlight 48 floor plan from Better Built Homes had amazing functionality and flow, and set the stage for crafting our Dream Home 8 layout. Even though it wasn’t a tailor made floor plan orientation for our block of land, it had so many features we loved that we couldn’t bear to let it go. Luckily for us, we didn’t have to! With a few clever changes, we brought to life a floor plan that we loved, while simultaneously harmonizing with our block of land.

THE CHANGES WE MADE
SUNSHINE SERENADE
In the usual setup, the Fairlight 48 floor plan places the garage on the right-hand side. But we decided to shake things up. By switching the positions of the garage, home office and theatre, we found the ultimate solution. Flipping it all to the left hand side wasn’t just a game changer—it was a sun-chaser. This tactical move strategically aligned the home office, upstairs living area, and master bedroom to soak in those precious northern sunbeams all day long.
Not to mention, this earned us some extra points with the local council and the developers. #winnerwinnerchickendinner

POP TOP – NOT THE CARVAN TYPE
With the living, dining and kitchen zones facing south, we embarked on a mission to infuse warmth, light and a sense of expansiveness into the space. So, we took a literal leap and “popped the top”. By raising our ceiling height to a lofty 3.6 metres, a bit of reshuffling of the upstairs bedrooms was required to make sure they weren’t perched on the main living space’s roof.
With higher ceilings comes taller windows—a canvas for sunlight to paint its masterpiece. Not only did this elevation allow for higher windows and sliding doors, it also fits perfectly with our Modern American Farmhouse style. It’s amazing how a little lift can create huge waves of positive change!

SIDE FACADE WINDOWS
Embracing the charm of a corner block meant embracing two distinct canvases for creativity. Our vision? To ensure both the front and side facades radiated an equal dose of “wow!”. This creative puzzle required a touch of patience, but the result? Oh so worth it. Not only does the exterior shine with charm, it also weaves a tapestry of warmth within.
And, well, we’re practically bursting at the seams to unveil the magic as we swing open the doors to Dream Home 8. Get ready to witness how this design isn’t just skin-deep—it’s a warm hug waiting to greet you inside. You’ll have to see it for yourself.
