BEFORE YOU CHOOSE A BUILDER

First Things First

If you are yet to decide on your builder, you’ve got the perfect opportunity to finetune the details of your building journey. Every building company will provide a slightly different experience. To find out which one will work best for you, ask these questions before you sign on the dotted line:

– When and how will you receive updates during the pre-construction and construction stages?

-How many site visits will you be allowed during construction?

-What does the pre-construction timeline look like? This will include:

+Tender

+Plan presentation

+External selections

+Finalising submission plans

+Internal selections

+Approvals

+Building contracts

Having this knowledge ahead of time will help your build run smoothly by preventing misunderstandings and missed deadlines.

Getting The Ball Rolling

If you find yourself in the pre-construction phase and are concerned that your builder is not communicating, let them know! It is best to address any concerns you may have before moving ahead – especially if you are yet to sign contracts. 

Have a conversation with your builder about your expectations; how frequently do you want to receive updates, and by which method?. Some clients like to be more involved than others – it is okay to tell your builder what you want in the communication process moving forward. 

And remember, communication goes both ways! The best place to start is to find out who you should contact with any questions you may have during each stage of your build. This will create a direct line of contact so that your message doesn’t get lost. And don’t forget to raise these questions during work hours!

If you didn’t do your homework before choosing your builder and are finding yourself tip-toeing in regret, don’t be disheartened! Regretting your decision can be frustrating, but it’s not too late to turn things around. 

You may find that communication isn’t your builder’s strong suit. If this is the case,  make your questions crystal clear! It is also a good idea to have these agreements in writing to prevent further misunderstandings. 

 

If you do find yourself in the midst of conflict, look through your contract for the conflict resolution clause. This is a great resource which outlines the best way to respond to disputes, allowing you to resolve issues in an amicable way. 

At the end of the day, your number one goal should be to keep your build moving along. In order to stay on track, it is so important to prioritise healthy, effective communication. Damaging the relationship you have with your builder is a one-way ticket to further delays.  

 

Don’t forget: This is your house and your investment. Take action! Don’t sit around and wait – it will only lead to frustration and disappointment.
